Purchase Contract

All bookings made on this web site are governed by these Terms and Conditions at any time although the Terms and Conditions governing any given booking will be those in effect at the date of your order. To assist you in determining whether the Terms and Conditions have changed since your most recent order we will display the date when these Terms and Conditions were most recently updated.

We will confirm acceptance of your booking by email immediately after you have confirmed your online booking via the freetobook link, or by us sending an e-mail to the email address you have provided to us. 1 nights room rate is required as a non returnable deposit at the point of booking, in the event of cancellation every attempt will be made to rebook the room but if we are unable to do this the deposit will be retained.

We strongly recommend that you have travel insurance that will cover your holiday if it is cancelled, including due to COVID-19 restrictions.


All prices are in UK Pounds and are inclusive of VAT where applicable, at the current rate. The price of the goods will be as quoted on the web site at the time you confirm your booking (usually by clicking the "book now" button) subject only to any inadvertent technical error for which we will not be liable. If you subsequently amend your booking, the prices charged will be those applicable to the amended date(s) at the time that the amended booking is confirmed. Please note that as promotions are offered for a limited period of time subsequent amendments to your booking may mean that certain promotions are no longer being offered.


Although we endeavour to keep availability on our site up to date this cannot be guaranteed so that by acknowledging receipt of your booking we are not creating a binding contract to accommodate you on the dates requested. The content of the site is managed and therefore any dates that are fully booked should be highlighted.

In the event of unavailability for whatever reason, we will advise you of our position when we receive your email booking and we will await your subsequent instructions.

COVID-19 Specific Terms - In the event of the Covid 19 situation around the country deteriorating, we reserve the right to cancel bookings in order to safeguard our guests, our family and our community. We will not be liable for finding alternative accommodation or compensation for the holiday. If you feel unwell at ANY time during your stay with us, seek medical help and self-isolate if necessary. Go back to your main residence as soon as you feel well enough to do so. If during the course of your stay you become symptomatic and are forced to stay longer you will be liable to pay for additional nights.
